Is Your Building Still Wearing Its 1980s Winter Coat?

Buildings age. Building science doesn’t stand still.

Remember winter coats from the 1980s?

Heavy. Puffy. Maybe wool. Maybe down. Add the boots, scarf, mittens and snow pants, and getting out the door could feel like an engineering project.

They worked.

But we don’t dress that way anymore.

Today’s winter clothing is lighter, smarter and better at managing warmth, wind and moisture. The job hasn’t changed. The technology has.

Buildings aren’t so different.

A Building Has a Wardrobe, Too

The walls, roof, windows, doors, insulation and exterior cladding form the layers that separate a building from everything happening outside.

In building science, we talk about the building envelope.

But think of it as the building’s wardrobe.

Those layers have to work together to manage heat, cold, air and moisture — through the winters, humid summers, wind, rain, snow and everything Canadian weather throws at them.

And many condominium communities are still wearing the wardrobe they were given decades ago.

That doesn’t necessarily mean something is wrong.

It means something has changed.

Don’t Just Replace. Reconsider.

Eventually, every building reaches the point where major components need renewal.

That’s when an important question gets asked:

What will it cost to replace what we have?

It’s a necessary question.

But it shouldn’t always be the first one.

A better place to begin may be:

If we were choosing this building’s exterior systems today, knowing what we know now, would we make the same choices?

Building science has evolved. Materials have evolved. Energy expectations have changed. So have our understanding of air leakage, moisture movement and thermal performance.

A component reaching the end of its useful life isn’t only a maintenance problem.

It can also be an opportunity.

The Whole Picture

Consider insulation.

Its job isn’t simply to make a building “warmer.” It is one part of a much larger system involving insulation levels, air sealing, windows, doors, ventilation, moisture management and mechanical equipment.

Changing one layer without understanding the others can miss the bigger opportunity — and occasionally create a new problem.

That’s why good capital planning shouldn’t happen component by component in isolation.

The roof is connected to the envelope.

The envelope affects heating and cooling.

Windows affect comfort and energy use.

Air sealing affects ventilation and moisture.

A building is a system.

Understanding how those pieces work together is how a condominium moves from simply replacing aging assets to making thoughtful investments in its future.

Dress for the Next Season

Nobody replaces a worn-out winter coat by searching for the exact coat they bought in 1986.

We look at what’s available now.

We consider how we’ll use it, how well it performs, what it costs and how long we expect it to last.

Buildings deserve the same thinking.

Reserve fund planning tells us when components will eventually need to be renewed. Good management uses that advance warning to ask something more:

When the time comes, how can we make the building better than it was before?

Sometimes the answer will be replacement in kind.

Sometimes it will be an upgrade.

And sometimes it will require stepping back and looking at the whole building before deciding what belongs on the shopping list.

Because taking care of an aging building isn’t about keeping it frozen in the year it was constructed.

It’s about preparing it for the years still ahead.


Buildings shouldn’t simply be maintained in the condition in which we inherited them. They should be understood, cared for and thoughtfully prepared for what comes next.

Building stronger communities means planning for what comes next.
